A Straightforward Way Forward
Once we’ve discussed your property and agreed a potential way forward, we’ll carry out the necessary research and checks to make sure the proposed solution is right for everyone involved.
Depending on the circumstances and the route agreed, this may include reviewing the local property market, comparable sales and other relevant information about your property. Where a survey or valuation is required, we’ll explain this clearly and help arrange the next steps.
Our aim is to keep the process simple, transparent and straightforward. We’ll keep you informed throughout, so you understand what’s happening and what comes next.
Every property and every seller is different. That’s why we take the time to understand your circumstances, your priorities and your timescale before recommending a suitable solution.
Whether you’re looking for a quicker sale, dealing with a difficult property, facing a change in circumstances or simply exploring your options, we’re here to help you find a practical way forward.
KL Property Solutions — Opening Doors to Smarter Property Solutions.
Uncertain timescales: Your sale can depend on viewings, buyers, chains and mortgage approvals.
Repeated viewings: Preparing your home and accommodating viewings can quickly become stressful and disruptive.
Chains can break: Even after agreeing a sale, circumstances elsewhere in the chain can cause delays or bring things to a halt.
We listen first: Tell us about your property, your circumstances and what you’d ideally like to achieve.
A solution built around you: We explore the options available and look for a practical route that suits your situation.
You stay in control: We explain the proposed solution clearly so you can decide whether it's right for you — without pressure.
In short, yes. We buy properties of all types anywhere within England and Wales.
Yes. We buy anywhere within England & Wales.
This is called negative equity. The good news is that we specialise in buying properties that are in negative equity, and have been since 2013.
We charge you no fees. We will even pay for your solicitor legal fees if you use our panel.
The entire process takes 30 days on average. However, we will work within your timescale.
We have been involved in property for over a decade. We also offer more than one solution to your property problem. If you owe more than it's worth, a cash offer won't help you. However, we have an alternative offer where we can give you what you need to move on, via creative solutions. Oh, the best part, it's free, and we will never charge you a fee.
This is sad, and true for most cash buying companies. However, it's also common with buyers that estate agents refer you as well. The term is known as 'gazumping'. Just before exchange, buyers will drop the price. It's unethical and a practice we never engage in. The price we offer you after inspection is the price you will get. We value time, and our reputation :) If we cannot help you, we will refer you to someone that can.
Important: Whilst we make every effort to complete in a reasonable and quick timescale, there are sometimes circumstances that might affect the actual completion date, and in extreme circumstances our ability to purchase. Our initial offer is provisional and will only be confirmed once we are in receipt of a survey, and the searches and contracts are deemed satisfactory by our legal team. Other factors may affect our decision to purchase, or affect the price we eventually agree. Prior to a legal exchange of contracts we can rescind the agreement at any time if we have any knowledge or we are advised that the property is not as initially described and/or anything comes to light that may have affected its value. Alternatively, the purchase price may be renegotiated by mutual consent. In the event we rescind the agreement then all legal aborted costs, disbursements and survey fees in the transaction will be met by us. We strongly advise not to commit to any expenditure or completion dates until legal exchange has taken place.
